Appraisal Principles and Procedures (60 Hours)
These two courses encompasses 60 of the state required 75 hours towards the initial appraisal license. The courses are designed to meet the educational requirement for the Registered Appraiser license applicant and to provide the student with a working knowledge of appraisal principles and practices, as well as prepare the student to take and pass the state appraisal licensing examination. Uniform Standards of Professional Appraisal Practice (15 Hours)
This course encompasses the remaining 15 hours of the state required 75 hours towards the initial appraisal license, or licensing requirement for Licensed, Certified Residential, or Certified General appraiser licensing. This course of study will provide the student an in-depth knowledge of both federal and state appraisal standards and ethics. The student will become familiar with the Uniform Standards of Professional Appraisal Practice (USPAP) and prepare the student for the related portions of the state licensing examination. The Appraisal Apprentice (15 Hours - continuing education)
While not AQB Approved, and therefore not applicable for qualifying and license upgrade under the 2008 course criteria, this course is designed specifically to enable the new licensee to obtain a position with an appraiser supervisor and get your new career started. This goal is accomplished by applying valuation principles and techniques to a single family appraisal problem from the initial identification of the problem through development of the opinion of value and transmittal of the report to the client. Residential Market Analysis and Highest and Best Use (15 Hours)
This course is designed to meet the state educational requirement for Licensed or Certified Residential Appraisal licensing. The course will enable you to demonstrate knowledge of market fundamentals as well as supply side and demand side analysis. You will gain an in depth understanding of the concept of Highest and Best Use and how to consider, test, and apply the concept of highest and best use in day-to-day appraisal assignments. Residential Report Writing (15 Hours)
This course is designed to meet the state educational requirement for Licensed or Certified Residential Appraisal licensing. You will understand how to properly transmit to the client your data, analysis and reconciliation of data in a meaningful manner. The course will incorporate useful USPAP and secondary market references. Through hands-on examples the course will provide practical application of real estate appraisal procedures. The course will demonstrate site theory and site valuation techniques along with a review of Highest and Best Use analysis as it applies to and impacts site valuation. You will obtain an in-depth knowledge of replacement and reproduction cost estimation and techniques. This course introduces the theories, techniques and procedures of the Sales Comparison and Income Approaches to value. Statistics, Modeling, Finance (15 Hours) is designed to provide both the theory and practice of statistics, real estate finance, and valuation modeling for today's Certified Residential Appraiser.
